This award winning adaptive re-use was Skye Partners first project. Formerly a non-descript office/warehouse complex owned and occupied by Avnet, a defense contractor, Skye purchased the property with equity partner Angelo, Gordon & Co. in 1997. The 5.5 acre property comprised an unremarkable 85,000 square foot office building and a non-descript 65,000 square foot warehouse building. Working with Culver City and Steven Ehrlich Architects, Skye conceived a radical redesign and repurposing of the existing buildings, which resulted in one of the Los Angeles area’s first and most successful creative campuses.

Working with a minimal redevelopment budget Skye focused on exposing and enhancing the buildings raw finishes, expanding spatial volumes only adding or reconstructing where necessary. The warehouse building was most significantly re-adapted thru the addition of a new metal building, built within the walls of the existing structure, which provided for two new high ceiling, clear span sound stages. The resulting creative campus was successfully marketed to entertainment, media and other companies looking to locate in non-traditional office environments. NFL Network selected Ten 9 Fifty for their headquarters and broadcast facility and signed a long-term lease agreement. Other tenants of the project include Fox Television and Sony Pictures Entertainment.
